This project was the construction of 11Nr homes consisting of 7Nr semi-detached houses and a block of 4Nr Cottage Flats for social rent, complete with associated infra-structure.
The site was part of a previously developed site that had been abandoned due to the complexities of the ground condition and topography.
We worked closely with the client and design team to achieve a viable solution which included grouting and piling with precast retaining walls integrated with the foundations.
In addition, the ground was contaminated with asbestos that was removed to an approved site and clean stone and topsoil imported as a capping layer.
Prior to works commencing there was a programme to treat Japanese Knotweed.
The houses were constructed from reinforced strip foundations spanning between pile caps with masonry substructure. The ground floor consisted of a reinforced concrete suspended slab on insulation.
The superstructure was a timber frame construction with block external leaf for a render finish. With timber roof trusses to support concrete roof tiles.
The windows and external doors were timber. Internally the partitions were plasterboard finish to timber framing for a paint finish. Kitchens and bathrooms were fully fitted complete with all electrical mechanical and plumbing services.
The external works were a challenge due to the embankment to the rear of the site with the rear gardens retained behind precast walls.
The car parking was paviours with asphalt footpaths and roads.
The new drainage was tied into the previous development that had been designed to ensure capacity was available for this development.
